A Cappella Properties provides two options for helping you buy your own home: Owner Financing or Rent to Own. Both options are for serious home buyers with a steady income, but there is a difference between how much money you need to put down toward your new home. You can move into your own home today! Here is how they work.

Owner Financing

  1. You have saved a minimum of 8% of the purchase price of the home as a down payment, not the 20% that most banks require.
  2. We offer you a loan with an interest rate of 8% on the balance you owe. When you have improved your credit score, you can refinance through a bank to get a lower rate in the future.
  3. Benefits of Owner Financing are that you move into YOUR home and can start your own home improvements right away. The biggest benefit is you can deduct all your mortgage interest payments from your income tax!

Rent to Own (Lease Option)

  1. You have saved 3-5% of the purchase price of the home as a down payment. This brings the possibilities of home ownership much closer!
  2. We rent you the house of your dreams with your 3-5% down payment which locks in the home purchase price for one year.
  3. You rent for the year, and if you decide to buy at the end of the year, your down payment is deducted from the cost of the home.
  4. As an incentive, if you pay your rent early we will deduct 10% of your monthly payment from the purchase price of the home as well.
  5. You are building up equity in your home as you rent.
  6. Benefits of Rent to Own are you can start living in your home before you qualify for a bank loan. Also, if you decide you do not want to buy the home, you are not locked into a long- term mortgage, which means you are not obligated to purchase. You will forfeit your option payment and rent credits if you decide not to buy.
